Many of Gryphon’s Professionals are, above all else, experts in the various aspects of the real estate industry and real property disposition encompasses a large percentage of our business. We hold sales licenses in Ohio and adjoining states, auctioneer licenses around the USA and our subsidiary company, Gryphon Properties, LLC, is a registered and licensed general contractor.

We provide acquisition consulting, property management, marketing and sale, as well as coordination of vendors such as lenders, environmental engineers, appraisers, attorneys or closing agents.

In addition to the typical services offered by many Brokers and Agents, we take the extra step. Many of our clients are involved in bankruptcy, foreclosure or eviction situations. Clients can select individual tasks to be completed or choose the total GOLDGUARD System.

  • Asset Investigation We determine if property is legally occupied or vacant and exercise appropriate actions per lender instruction and loan provisions.
  • Early Stage Preservation The property is re-keyed and secured, utilities turned on as needed and interior & exterior cleanup is conducted.
  • Initial Valuation – Either on your forms or in custom reports, we provide a broker price opinion (or full appraisal, as needed) with necessary repairs noted, as well as interior and exterior digital photos.
  • Repair Quotes - We will provide repair bids from outside vendors as needed including a bid from Gryphon to undertake any needed repairs specified by client.
  • Rehab and Maintenance Our Foreman will supervise vendors and/or our own construction team for timely completion of repairs or monthly maintenance needed.
  • Invoice Billing – Most asset protection invoices are paid directly by Gryphon and submitted to the Client for reimbursement. You will receive copies of the vendor invoices as well as copies of the checks to those services providers in the reimbursement request.
  • Aggressive Marketing Plan – Depending on the needs of the client and asset, a custom marketing program can be designed to reach specialty buyers, regionally, nationally or internationally. Typical GOLDGUARD marketing includes placement of property onto various web based marketing venues including MLS and gryphonusa.com, preparation of marketing flyers, print advertising in local newspaper (regional, national or specialty, as needed), Open Houses are scheduled for prospective buyers, signage and info sheet boxes are installed in the front yard and flyers are hand delivered to local area Realtors at a variety of local and regional meetings.

Sale & Closing Procedures – We present all offers to the client along with negotiation or counteroffer suggestions, as needed. Once a contract is accepted, we will coordinate all the closing activities, attend closing and, post closing, we will provide a final report of sale.
